How much home can I afford?
Lenders look at two ratios. Your housing payment compared with your gross monthly income, and all of your monthly debts (housing plus car, student loans and cards) compared with that same income. Each loan program sets its own limits.
Those limits tell you the most you can borrow. They don't tell you what's comfortable. The better question is the monthly payment you'd be fine with in a slow month, after savings and the rest of your life.
A quick way to find your number
- Start with what you pay in rent today, plus what you're saving each month.
- Decide how much of that you want going to a house.
- Put that payment into the calculator and adjust the price until it matches.
In Greater Cincinnati, property taxes vary a lot by school district. Two homes at the same price can carry very different payments, so we always check the actual tax bill before you offer.
